Advice

Tips of the trade.

Know where your water mains valve and gas meter shut-off are. Being able to cut the supply quickly in an emergency can save thousands in damage.

Deal with leaks the moment you spot them. They rarely resolve themselves, and usually get worse — watch for damp patches on walls, ceilings or floors.

Keep grease, oil and coffee grounds out of the sink, and fit a drain cover to catch hair and debris before it builds up.

A splash of baking soda and vinegar down the drain every so often helps shift light build-up before it becomes a blockage.

Run your heating for a couple of hours a month even in summer, so the system doesn't seize up when you actually need it.

Get your boiler or heating system serviced annually by a qualified engineer — small issues are far cheaper caught early.

Fit a carbon monoxide alarm if you have any gas appliances. CO is colourless and odourless — the alarm may be your only warning.

If the top of a radiator stays cooler than the bottom, it needs bleeding — trapped air is the usual cause.

Get your thermostat setting right. Dropping it a degree or two can meaningfully cut your energy bills and reduce your household costs over a year.
